Booking Terms & Conditions
1. Booking and Payment
1.1 To confirm a booking, a non-refundable deposit of 25% of the total rental amount is required at the time of booking.
1.2 The balance payment is due 6 weeks prior to arrival. For bookings made within 6 weeks of arrival, full payment is required at the time of booking.
1.3 Payment can be made by credit/debit card or bank transfer.
2. Cancellation Policy
2. 1 You may cancel free of charge until 6 weeks before arrival. You will be charged the total price of the reservation if you cancel after 6 weeks before arrival. If you don’t show up, the no-show fee will be the same as the cancellation fee.
2.2 We strongly recommend guests purchase travel insurance to cover potential cancellations.
3. Government Restrictions
3.1 If government restrictions prevent travel to the property or operation of the accommodation, you will be offered a full refund or the option to move your booking to a later date.
4. Arrivals and Departures
4.1 Check-in time is from 15.00. Check-out time is by 10:30.
4.2 Early check-in or late check-out may be available by prior arrangement and may incur additional charges.
5. Guest Obligations
5.1 The maximum occupancy of the property is 2 persons. Exceeding this number is not permitted.
5.2 Guests agree to keep the property and all furnishings in good condition and report any damage or breakages as soon as possible.
5.3 The property is strictly non-smoking. Evidence of smoking will result in additional cleaning charges.
5.4 Pets are not permitted
5.5 Guests shall not create excessive noise or cause disturbance to neighbors.
5.6 The property must be left in a clean and tidy condition upon departure.
6. Owner’s Rights and Responsibilities
6.1 The owner reserves the right of entry to the property for maintenance or inspection purposes, giving reasonable notice whenever possible.
6.2 The owner is not liable for any temporary defect or malfunction of any equipment or appliance in the property.
6.3 The owner is not liable for any loss, damage, expense, or inconvenience caused by circumstances beyond their reasonable control.
6.4 The owner will ensure the property is clean, prepared, and essential amenities are provided for guests’ arrival.
7. Liability and Insurance
7.1 The owner is not responsible for the loss or damage to guests’ personal belongings.
7.2 Guests are responsible for securing the property during their stay.
7.3 The owner’s public liability insurance covers accidents resulting from defects in the property but does not cover accidents resulting from guests’ actions or negligence.
8. Complaints Procedure
8.1 Any issues or complaints must be reported to the owner/property manager immediately to allow for resolution during your stay.
8.2 Compensation will not be considered for complaints raised after departure if the issue was not reported during the stay.
9. Data Protection
9.1 Guest information will be stored securely and used only for booking administration and legal requirements.
9.2 Guest information will not be shared with third parties except where required by law.
10. General Terms
10.1 Wi-Fi is provided for reasonable use. Downloading large files or streaming excessive content may result in usage restrictions.
10.2 The property information provided is believed to be accurate; however, the owner cannot be held responsible for any inaccuracies.
10.3 By making a booking, guests confirm they have read, understood, and agree to abide by these terms and conditions.
10.4 These terms are governed by English law and any dispute shall be subject to the exclusive jurisdiction of the courts of England and Wales.
